I've been building in the Southern Tablelands since 2013. Not a franchise. Not a project home volume shop. A small, licensed building company that takes on the jobs bigger builders can't be bothered with, and the jobs cheaper builders can't actually deliver.

A builder who still swings a hammer

I hold both the personal and company builder's licence (256600C and 384216C), and I'm still on the tools when the job needs it. I run every quote and every client relationship myself. When you call Marulan Building Co, you're talking to the person building your house, not a rotating cast of project managers and call centre staff.

The crew backing me up is small and experienced on purpose: qualified carpenters, an apprentice coming up through the trade properly, and a network of subcontractors I've worked with for years. Nobody on site is a stranger to the job.

Built for people who want something specific

I'm not interested in competing with the volume builders on price for a house you could buy off a plan. If you've got a rural property with a slope, tricky access, a bushfire rating to deal with, or a vision that doesn't fit a standard floor plan, that's exactly the job I want.

Marulan and the Southern Tablelands is where I work, and it shows in how I quote. Before a number goes on paper, I've walked the site, checked the soil, looked at drainage, and understood what the land is actually going to ask of the build. A cheap quote that doubles once site works start isn't a good deal. It's a builder who didn't do the work up front.

A real process, not a guess

Every job goes through the same groundwork before pricing: a proper site assessment, engineering and planning checks, and a detailed cost plan before I commit to a number. It takes longer than scratching a figure on the back of an envelope. It also means the number I give you is one I can stand behind six months into the build, not one that quietly grows once site works start.
